What Makes Heritage House Painting Different
Period buildings were built with materials that behave differently from modern construction. Lime-based plasters, old-growth timber, soft brick, lime mortar and early render systems are all porous — they need to breathe. Sealing them with modern non-breathable coatings traps moisture inside the building’s fabric. Over time, that moisture has to go somewhere — and it goes into bubbling paint, timber rot, and structural damage behind surfaces that look freshly painted.
The preparation requirements are also more demanding. Accumulated paint layers from decades of repainting require an adhesion assessment before new coatings are applied. Original plaster has its own movement characteristics and cracking patterns. Ornate period details — cornices, ceiling roses, fretwork, verandah lacework, turned posts, window hoods — need careful hand preparation that does not damage what cannot be replaced.
Getting the materials and preparation right determines whether a period home repaint enhances the property and lasts for a decade, or looks reasonable on the day and starts failing within two years.

Original plaster walls and ceilings — thicker than modern plasterboard, applied in multiple coats over lath, and more prone to settlement cracking and surface movement. We fill, sand and apply appropriate primer for the specific surface condition before topcoating. Cracking around door frames, window reveals, and cornices is assessed and repaired before any new paint goes on.
Decorative plaster — cornices, ceiling roses, picture rails and decorative mouldings. We patch cracks and missing sections carefully to preserve the profile of the original detailing. We do not simply fill and flatten period features to make preparation easier.
Interior timber — skirtings, architraves, window stools, picture rails, door frames and any original joinery. Accumulated paint layers assessed. Where the existing coating is sound and well-adhered, we prepare and paint over it correctly. Where adhesion has failed, failing paint is removed, and the timber is reprimed before topcoating.
Walls and ceilings throughout — correct sheen levels by room, appropriate washable finishes in high-use areas, and colour consistency across the whole interior scope.
Exterior Heritage Painting
Timber weatherboards: loose and peeling paint removed — not painted over. Bare timber primed correctly, gaps and joints filled with flexible caulk, end grain sealed. Preparing a weatherboard home that has not been properly maintained accounts for the majority of the job time. We scope it accurately before quoting.
Older substrates, such as lime render, soft brick, lime mortar, and original plaster, can be moisture-sensitive. On some surfaces, breathable or vapour-permeable coating systems may be required to reduce the risk of trapped moisture and premature coating failure.
Brick, where painted: appropriate masonry primer and breathable masonry coating. Note — painting previously unpainted heritage brick may require a heritage overlay planning permit from your local council. We advise clients to confirm their council’s requirements before proceeding with any changes to unpainted masonry surfaces.
Period timber details — verandah fretwork, lacework, turned posts, bargeboards, window hoods and eave brackets: hand preparation. Controlled preparation methods for heritage masonry, render and decorative timber — avoiding aggressive sanding or high-pressure washing where it may damage the surface. We work with these surfaces carefully and quote the time required to do so properly.
Eaves, fascia and soffits: assessed, repaired where needed and primed before topcoating. These surfaces are among the most common points of moisture entry and paint failure on period homes and are treated as a defined part of the exterior scope, not an afterthought.

More than paint: Repairs before repainting
A durable paint finish depends on the surface underneath.
Where needed, we can include supporting repair work before painting, such as plaster repairs, crack repairs, minor carpentry, timber repairs, mould or stain treatment, damaged trim, and failing surfaces.
That means you do not need to organise multiple trades before the painter can start. We scope the work properly and handle preparation under a single accountable team.
If we identify repair work during inspection that is beyond the painting scope — significant structural timber replacement, major render failures, or work requiring a separate licensed trade — we clearly advise of that before quoting.
Period homes typically need more repair work before painting than modern properties. We include the following as part of the painting scope, where needed — not as separately quoted trades that you need to organise before we can start:
Period-Appropriate Colour Guidance
Colour selection for period homes requires an understanding of the architecture — the relationship between body colour, trim colour, window sashes, decorative features, and door colour varies by era and style. Applying a modern colour scheme to a Federation home usually looks wrong for reasons that are hard to articulate but immediately visible.
We work with dedicated heritage paint ranges including the Dulux Heritage range, which provides period-appropriate colour palettes matched to specific architectural eras — Victorian, Federation, Edwardian, Interwar and Californian. These ranges are formulated in the correct tonal relationships for each period style and provide a starting point for colour decisions that work with the architecture.
For properties under a Heritage Overlay, council requirements may restrict exterior colour choices to historically accurate palettes that are consistent with the property’s original character and the streetscape. We advise clients to confirm their local council’s heritage overlay colour requirements before finalising exterior colour decisions — particularly when making changes to existing schemes or painting previously unpainted surfaces.
Where a client wants to develop a specific colour scheme, we can advise on appropriate options for the property type and era. We do not provide formal heritage colour reports — that is a specialist service outside our scope — but we can advise on appropriate colour approaches based on our experience with period properties across Melbourne’s established suburbs.
Lead Paint in Older Homes
Many homes built before 1970 may contain lead-based paint somewhere on the property, commonly on exterior surfaces, windows, doors and trims. Lead paint in good condition that is not being disturbed presents minimal risk. It becomes a hazard when sanded, scraped or otherwise disturbed in ways that generate dust or debris.
We do not perform lead abatement — the licensed removal and hazardous waste disposal of lead-based paint. If your property has significant lead-based paint in poor condition that requires full abatement before painting, we will identify this during the inspection and advise you to engage a licensed lead-based paint specialist before we begin.
What we do manage as standard practice on older properties:
- Wet sanding techniques to minimise dust generation on surfaces with suspected lead paint
- Limiting dry sanding on pre-1970 exterior surfaces where lead paint is likely present
- Advising on appropriate management, where we identify areas of concern during preparation
We will not simply sand lead paint dry and proceed regardless. If you have concerns about lead paint on your property, raise it when booking the inspection and we will advise on the appropriate approach for your specific situation.
What Heritage Painting Costs
Heritage and period home painting costs more than a standard repaint — and for good reasons. The preparation takes longer, the materials are more specific, the detailing requires more careful work, and the repairs that period homes typically need add to the scope.

Interior Repaint — Period House
Typically $8,000 – $14,000+ for a full interior repaint of a 3–4 bedroom period home, including plaster repairs, cornice patching and period-appropriate finish. Homes with significant plaster damage or extensive decorative detailing will sit at the upper end or above.
Exterior Repaint — Period House
Typically $12,000 – $25,000+ for a full exterior repaint of a single-storey period home, including weatherboard or render preparation, timber repairs, eaves, fascia, fretwork and period detailing. Double-storey and larger homes cost more.
Whole House Repaint
Typically $20,000 – $40,000+ for a complete interior and exterior repaint of a period home with proper preparation and repairs included. Significant heritage properties with extensive decorative features, double-storey access or major repair requirements will cost more.

Larger double-storey homes, extensive timber repairs, complex access, lead-paint management, or major render/plaster issues may fall outside these ranges.
Heritage and period home repaints typically cost 15–25% more than equivalent modern properties due to preparation requirements, material specificity and the time required for careful work on original detailing. We provide a fixed-price written quote after a thorough on-site inspection. We do not quote period homes remotely or from photographs.
