Roof Painting Without Proper Preparation Fails Early

A roof coating applied over dirt, moss, lichen, failed pointing, rust, or poorly adhered previous coatings is more likely to fail early. Roof painting depends on preparation, not just coating quality.

We do not apply paint to a roof surface unless we have properly cleaned and assessed it. Every roof job starts with:

  • High-pressure cleaning or controlled roof washing as required
  • Assessment of ridge cap condition and mortar integrity
  • Identification of cracked, broken or slipped tiles
  • Checking existing coating adhesion
  • Treatment of moss, lichen and mould

Only after the surface is properly prepared do we apply primer and the appropriate coating system.

Roof Types We Paint

Terracotta and Concrete Tile Roofs

The most common roof type in SE Melbourne’s older housing stock. Tile roofs require high-pressure cleaning, ridge cap repointing, crack repairs, an appropriate water-based tile primer, and a UV-resistant topcoat. We select the primer and coating system to suit the tile type, porosity and existing roof condition.

Metal Roofs (Colorbond and Corrugated Iron)

Metal roofs require rust treatment, the correct metal primer, and an appropriate topcoat for the roof’s age and condition. Older iron roofs with pinhole rust or significant coating failure need proper rust treatment before any top coating is applied.

Roof Cleaning

Removal of dirt, moss, lichen, algae, loose coating and surface contamination before coating is applied. We do not paint over contaminated surfaces.

Moss, Lichen and Mould Treatment

Moss and lichen must be killed with appropriate biocide treatment before pressure washing and painting. Pressure washing alone removes the visible growth but leaves spores behind — treatment helps reduce the risk of regrowth under the new coating.

Ridge Cap Repointing (Tile Roofs)

Mortar on ridge caps deteriorates over time, leading to cracking, loosening, and an increased risk of water entry. We repoint deteriorated ridge caps with flexible polymer pointing compound before painting. Skipping deteriorated ridge cap repairs can shorten the life of the roof coating system and leave existing water-entry risks unresolved.

Crack and Tile Repairs

Cracked, broken or slipped tiles identified during inspection are repaired or replaced before painting. We do not paint over structural roofing issues. For metal roofs, we perform rust removal and rust conversion treatment.

Priming

Appropriate primer for the roof substrate and condition — different systems apply to porous concrete tiles, glazed terracotta and metal substrates. Primer selection affects coating adhesion and durability.

Topcoat Application

A suitable roof coating system in the chosen colour, generally applied as two topcoats or as required by the product system and roof condition. We work with membrane and elastomeric coatings where the roof condition requires a more flexible system.
