Working With Owners Corporations and Strata Managers
Strata and body corporate painting projects involve more stakeholders than a standard residential job — owners corporation committees, facility managers, strata managers, residents and sometimes an independent building inspector. We understand this environment and operate within it.
We provide written fixed-price quotes itemised by area and scope — in the format strata managers and OC committees need for approval processes. We don’t provide ballpark estimates or “let’s start and see” pricing. The scope is defined, the price is fixed, and any items outside the agreed scope are flagged before work starts, not after.
Where multi-stage access is required — painting per floor, per section or outside resident hours — we plan this before quoting and commit to the schedule in writing.
Preparation Is Part of the Scope
Common area surfaces in strata buildings accumulate wear, scuffs, mould in poorly ventilated stairwells, failing render patches and damaged surfaces from years of resident and tradesperson traffic. We assess these during the site inspection and include appropriate preparation in the written scope — not as variations after work starts.
Where the building requires repair work before painting — crack filling, render patching, mould treatment, damaged plaster — we include it in the same scope where it falls within our trade. You do not need to separately coordinate a plasterer before the painters can start.
How a Strata Painting Project Works
On-site inspection and scope
We inspect the building, walk all in-scope areas, assess surface conditions and preparation requirements, and identify any access or staging constraints. This takes as long as it needs to — quoting without inspecting is not how we work.
Written fixed-price quote
We produce an itemised written quote with area-by-area scope, product specification, staging plan and timeline. The quote is in a format suitable for OC committee or strata manager approval.
Staged access and execution
Work is staged per the agreed plan — by floor, by section or by time of day as required. Access to stairwells and emergency exits is planned carefully and maintained or staged in accordance with the agreed access and safety requirements. Residents are notified in advance of work in their sections.
Completion and sign-off
Upon completion of each stage and the full project, we conduct a walkthrough with the strata manager or OC representative before issuing the final invoice. Any workmanship issues identified are resolved before sign-off.
Strata Painting Costs
Strata painting costs depend on the building size, number of levels, scope of areas included, surface condition and preparation requirements. We do not provide estimate pricing for strata jobs without an on-site inspection — the variables are too significant.
What determines the cost:
- Total painted area (sqm) across all areas in scope
- Number of levels and access complexity (scaffolding, EWP)
- Surface condition — preparation requirements vary considerably between a well-maintained building and one with deferred maintenance
- Staging requirements — after-hours work or staged floor access costs more than unobstructed all-day access
- Product specification — standard acrylic vs specialist coatings for specific surfaces
The lowest-price strata quote is frequently the most expensive outcome. Strata jobs with inadequately defined preparation scope generate variations after work starts — charged against an approved budget. A written fixed-price quote that includes preparation scope is the only way to know what you’re actually committing to.
