Why Preparation Determines Everything
The most common reason epoxy garage floors fail — peeling, bubbling, delaminating within months of installation — is inadequate surface preparation. Concrete must be mechanically abraded, not acid-etched, to create the surface profile that allows epoxy to bond properly. Smooth concrete, sealed concrete and concrete that has not been properly profiled will not hold an epoxy coating over time, regardless of the product used.
Moisture is the other primary cause of failure. Concrete that has moisture transmission from below — from a damp subfloor, a high water table or inadequate drainage — will push an epoxy coating off the surface from underneath. We test for moisture before specifying the coating system. Where moisture transmission is present, we advise on appropriate moisture-barrier primers or, where the moisture problem is structural, advise that epoxy is not the right solution.
Cracks, spalling, joint edges and surface damage are assessed and repaired before coating. An epoxy coating applied over an unrepaired crack will transmit that crack to the surface within months. We include crack repairs in the scope, not as a mid-job addition.
Surfaces and Suitability
Most new and established concrete garage floors in South East Melbourne’s residential housing stock are suitable for epoxy coating when properly prepared. Suitable substrates include:
- Standard poured concrete garage floors (most common in SE Melbourne)
- Concrete workshop and shed floors
- Commercial concrete floors in sound condition
- Driveways and outdoor concrete surfaces (with appropriate exterior-grade systems)
Some floor conditions require assessment before epoxy is confirmed:
- Concrete with active moisture transmission — epoxy will delaminate if moisture is pushing through from below
- Heavily cracked or structurally compromised slabs — coating does not address structural slab failure
- Floors with significant surface contamination from oil, chemicals or previous coatings that cannot be fully removed by grinding
- Very thin concrete overlays or topping slabs with poor adhesion to the substrate below
We assess all floors on-site before confirming suitability and specifying the appropriate system. We do not quote epoxy floors without first inspecting the surface.
Epoxy Garage Floor Cost
Epoxy garage floor costs depend on the floor area, the chosen coating system, surface condition, and the required preparation. As a general guide for South East Melbourne:
Standard Single Garage (20–30m²)
Typically $1,500 – $3,000+ for a solid colour or flake epoxy system including surface grinding, priming and two-coat application.
Double Garage (40–60m²)
Typically $2,500–$5,000+, depending on system choice, surface condition, and required preparation.
Commercial Floors
Quoted per project after on-site assessment. Commercial systems, slip-resistance requirements and hygiene coatings are specified and priced based on the specific floor and use.

Floors requiring significant crack repairs, moisture-barrier primers, or removal of existing coatings will cost more. Written fixed-price quote after on-site inspection. We do not quote epoxy floors by phone or from measurements alone.
