Mould Resistant Paint: What It Is, When It Works and When It Doesn’t
Mould resistant paint is one of those products that’s worth using in the right situation — and frequently misused in the wrong one.
It works as advertised under specific conditions. It does not work as a substitute for treating existing mould or fixing poor ventilation. Understanding the difference matters if you’re trying to solve a persistent mould problem rather than just delay it.

What Mould Resistant Paint Actually Does
Mould resistant paint contains biocide additives — typically zinc oxide, silver compounds or synthetic fungicides — incorporated into the paint formulation. These additives inhibit the growth of mould spores on the paint film surface.
The key word is “on the surface.” Mould resistant paint acts on the exposed face of the coating. It does not:
- Treat mould underneath the coating
- Prevent mould growth caused by ongoing moisture problems
- Fix ventilation issues that cause condensation
- Substitute for proper mould treatment before painting
When used correctly — on a properly treated, dry surface in a well-ventilated room — mould resistant paint extends the time before mould returns. It is not a permanent fix and it is not a replacement for treatment.
When Mould Resistant Paint Is Worth Using
Bathrooms and wet areas with adequate ventilation
Bathrooms that are properly ventilated but still develop surface mould due to the nature of the environment — high humidity, warm surfaces, soap residue — are the strongest use case for mould resistant paint. In a bathroom with a functioning exhaust fan ducted to the exterior, mould resistant paint meaningfully extends the maintenance cycle.
Rooms with a history of surface mould after treatment
If you’ve treated and repainted a room that previously had mould, using a mould resistant topcoat on the repaint adds a layer of protection. This is a reasonable approach for south-facing bedrooms, laundries and any room with limited natural ventilation.
As part of a comprehensive treatment approach
Mould resistant paint is most effective as the final step of a proper treatment process: biocide treatment → full drying → stain-blocking primer → mould resistant topcoat. In this sequence, it adds genuine value.
When Mould Resistant Paint Is Not the Answer
Over active or untreated mould
Mould resistant paint applied directly over existing mould will not treat the contamination underneath. Moisture and contamination can remain beneath the coating, weaken adhesion, and eventually break back through the paint film. This is a common cause of premature paint failure in bathrooms and laundries.

Where ventilation is the problem
In a bathroom where mould returns within 12 months of every repaint, ventilation is usually one of the first things to check. An exhaust fan ducted into the roof cavity rather than to the exterior, an undersized fan, or inconsistent fan use during showers can overwhelm any paint system, including mould resistant formulations.
Using premium mould resistant paint in a poorly ventilated bathroom will delay the recurrence slightly — not prevent it. The longer-term fix is to improve ventilation and address the moisture source.
On surfaces with moisture ingress
If moisture is entering through the wall or ceiling from outside — a roof leak, a failed external seal, rising damp — mould resistant paint on the interior surface will not prevent ongoing mould growth. The moisture source needs to be fixed first.
Which Mould Resistant Paints Are Available in Australia?
Most major Australian paint manufacturers offer mould resistant or bathroom-specific formulations, including ranges from Dulux, Taubmans, Haymes and Zinsser. Product availability and formulation can change, so final selection should be confirmed before quoting.
Dulux — Dulux Wash & Wear and Dulux Weathershield both have mould inhibitor variants. Dulux Bathroom is formulated specifically for wet areas with mould resistance built in.
Taubmans — Taubmans 3-in-1 and Endure Interior both offer mould resistant options. Taubmans Bathroom Paint is designed for wet area use.
Haymes — Haymes Ultra Premium Interior includes antifungal additives. Haymes Bathroom & Laundry is a dedicated wet area formulation.
Zinsser — Zinsser Perma-White is a well-regarded mould and mildew resistant paint often used in problem bathrooms. Slightly higher price point, strong performance record in high-humidity environments.
All of these products require the same preparation to perform well — the biocide in the paint does not compensate for painting over contaminated, wet or untreated surfaces.
Does Mould Resistant Paint Contain Harmful Chemicals?
The biocide additives in mould resistant paints are present in small concentrations and are designed for residential use when applied and dried according to the manufacturer’s instructions. If indoor air quality or chemical sensitivity is a concern, low-VOC or zero-VOC options are worth discussing before the quote is finalised.
